What Does “As-Is” Mean?

An as-is sale means the family is not expected to renovate or prepare the property as if it were being marketed to a typical retail buyer.

Our Direct-Sale Process

Tell Us About the Property

We begin with a short conversation about the home, its condition, the belongings, ownership and the family's preferred timing.

We Review the Home

ClearPath will inspect or arrange to review the property. We may also review available property information, comparable sales, anticipated repairs, outstanding property-related obligations and other relevant factors.

Receive a Written Offer

If the home fits our purchasing criteria, we will provide a written as-is offer outlining the price, terms and proposed closing timeline. The family is free to review the offer with an attorney, financial advisor, Medicaid professional or real estate professional before making a decision.

Choose Whether to Proceed

There is no obligation to accept an offer. Families may compare the convenience and certainty of a direct sale with the potential benefits, costs and timing of listing the home traditionally.

Coordinate Closing

If the offer is accepted, we coordinate with the title company, attorneys and authorized parties to move toward closing.

How Is the Offer Determined?

A direct as-is offer is not the same as the potential retail price of a fully repaired and traditionally marketed home.
